Typically a number of technical considerations are revealed when carrying out due diligence on property portfolios. With existing property assets, the due diligence is undertaken by experienced technical staff, who visit the property to look at the age and condition of the assets, potentially dangerous materials (e.g. asbestos), maintenance and other records, site location and regulatory issues. The primary focus is to advise on issues that give the potential for significant costs over and above general maintenance, or which might affect capital value.
